Office Rental > Area Guides > Claremont
Claremont sits about 10 km from the Cape Town CBD and combines Cavendish Square, a concentrated office district and a railway station in one walkable node. This guide covers current rentals by grade, access by road and rail, parking conditions and the main office buildings, with separate notes for tenants and investors.
Claremont gives tenants an established business address in the Southern Suburbs, about 25 minutes by car from both the Cape Town CBD and the airport outside peak traffic. Most office buildings sit along Main Road, Protea Road, Dreyer Street and Imam Haron Road, and Cavendish Square lies a short walk from most of them. Your staff can reach banks, restaurants, medical practices and shops without driving.
Claremont station on the Southern Line and the nearby taxi rank give employees an alternative to driving. Parking differs by building, so check the bay allocation before you view. Some buildings offer secure basement or rooftop bays, and street parking is limited.
The SAPOA Q2 2026 survey recorded a median gross asking rental of R230 per m² per month for the Claremont node. Current A grade listings run from about R200 to R265, and the best finished buildings reach R300. The Terraces on Protea Road lists ground floor space at R300 per m². Leases usually run for three years. At Sunclare Building, rates and CID charges add R14.12 per m² and refuse adds R1.68 per m². Ask each landlord whether the quoted figure includes these costs. Contact us for a shortlist matched to your headcount and budget.
Claremont suits investors who want an established office node with consistent tenant demand. The suburb is built up, so new supply mostly arrives through the redevelopment of older stock. 200 on Main, for example, is a recently renovated A grade property. Landlords who refurbish well can compete directly with newer buildings.
SAPOA treats Claremont as a separate office node, and its Q2 2026 survey reported a median gross asking rental of R230 per m² per month. That figure indicates the market as a whole, and individual buildings sit above or below it. Listings show A grade asking rates from about R200 to R265 and A+ space at R300. Three year leases dominate, which gives landlords a predictable income period. Tenants come from professional services, finance, medical and corporate occupiers who want a Southern Suburbs address, and Cavendish Square supports daily footfall for ground floor retail and mixed use buildings.

Claremont ranks among the most established commercial nodes outside the Cape Town CBD. It combines a large regional shopping centre, a concentrated office district, a railway station and a dense residential catchment in one walkable area. Corporate, professional and medical tenants have occupied its buildings for decades, and the suburb continues to draw new lettings across every grade of office space.
Claremont sits in the Southern Suburbs of Cape Town, roughly 10 km southeast of the CBD, on the eastern slopes of Table Mountain. Newlands lies to the north, Kenilworth to the south and Lansdowne to the east. Rondebosch and Wynberg are within a short drive in either direction along the Main Road corridor.
The commercial core runs along Main Road, with offices concentrated on Protea Road, Bowwood Road, Dreyer Street and Imam Haron Road. Cavendish Square anchors the retail side of the node. Residential suburbs surround the commercial streets, which gives employers a large pool of local staff and gives retailers a steady customer base.
The Newlands sports grounds, Kirstenbosch Botanical Garden and the Constantia wine valley all lie nearby, and several well established schools and hospitals serve the surrounding suburbs. These institutions generate a steady flow of visitors and support the demand for professional and medical space in Claremont.
Main Road runs north to south through the suburb and connects Claremont to Rondebosch, Newlands and Kenilworth. It carries the heaviest local traffic and serves as the main frontage for the larger buildings. Imam Haron Road forms the Claremont section of Lansdowne Road. It leads east toward Lansdowne and the Cape Flats, and from there drivers reach the N2 for the airport and the northern and eastern suburbs. The M3 runs along the western side of the Southern Suburbs and links the area to the CBD and to Constantia and the False Bay coast.
Outside peak traffic, the CBD and the airport are each about 25 minutes away by car. During the morning and afternoon peaks, Main Road and the M3 slow considerably, so tenants should test the commute at the times their staff will travel.
Claremont station on the Metrorail Southern Line gives staff a direct rail link to the CBD and to the suburbs further south. Current service reliability: TBC. A minibus taxi rank operates near the station and Cavendish Square, and Golden Arrow buses serve the surrounding routes. Metrorail, taxi and bus connections give employers who hire from across the peninsula a wider recruitment area than a car based location would.
Parking is the main practical issue for tenants in Claremont. Street parking exists on many roads but fills early on weekdays, and the commercial streets carry heavy demand from shoppers and office staff at the same time. Time limits and paid parking apply in parts of the node.
Most modern office buildings provide their own bays in basements, on rooftops or in adjoining parking structures. Allocation ratios differ by building. Brookside Office Park lists a ratio of two bays per 100 m² of lettable area. Newer or recently refurbished buildings often offer higher ratios, and some older buildings offer very few. Tenants who employ large teams should confirm the number of reserved bays, the cost of additional bays and the visitor parking arrangements before signing a lease. Typical monthly cost per covered bay in Claremont range from R1,750 to R2,200 per parking bay.
Cavendish Square and Cavendish Connect provide large public parking areas for visitors and shoppers, and some office tenants arrange extra bays through nearby landlords. Buildings with direct access from a parking level to the office floor, such as 91 on Main, carry an advantage when you recruit and retain staff.
The Claremont Improvement District Company (CIDC) manages the City Improvement District that covers the commercial core. The CID operates as a Special Rating Area, which lets property owners and businesses fund services beyond those the City provides. The CIDC grew out of an informal business forum formed in the early 1990s and became a formal entity in 2000, after the City passed its CID by-law. Property owners pay a levy with their rates, which is why listings often show a combined ‘rates and CID’ charge.
The CIDC funds security, cleaning and marketing services. Security covers patrols of the streets and public spaces around the office buildings. Cleaning covers street sweeping and waste removal, so the pavements and approaches to buildings stay in order. Patrol coverage, CCTV and operating hours: TBC. Cleaning schedule: TBC. The CIDC says consistent security, cleaning and maintenance services help sustain demand for Claremont commercial property. Tenants benefit because staff and visitors arrive on cleaner, patrolled streets, and landlords benefit because the precinct keeps its appeal to new occupiers. Current levy rate per m²: TBC.
SAPOA’s Q2 2026 survey records Claremont as its own office node and reports separate asking rentals for Prime, A, B and C grade space. The node median gross asking rental is R230 per m² per month. That figure indicates the market as a whole. Individual buildings sit above or below it, and gross asking rentals, which include operating costs, do not compare directly with basic rentals that exclude them.
Grade | SAPOA Q2 2026 gross asking rental per m² per month | Current listings, per m² per month |
|---|---|---|
Node median | R230 | R225 per m² |
Prime / A+ | R285 | About R300 (The Terraces, Protea Road) |
A | R220 | R200 to R265 |
B | R165 | Brookside Office Park at about R160 gross |
C | R95 | Marshal House |
Sunclare Building quotes R250 per m² excluding VAT, which becomes R265 per m² once rates and CID charges are included. 200 on Main lists a 381 m² ground floor office at R235 per m². 91 on Main lists 467 m² of A grade space at R240 per m². 14 Dreyer Street lists 609 m² at R200 per m² on a 36 month lease that includes security.
Brookside Office Park shows how grading can vary between sources. One portal lists its 165 m² suites as A grade at R26,400 per month gross, which equals R160 per m², while another describes the building as B grade. Ask each broker how they grade a building and whether the quoted rental includes operating costs.
Cavendish Square and Cavendish Connect. Cavendish Square is the dominant retail centre in the Southern Suburbs and the main generator of foot traffic in Claremont. Cavendish Connect adjoins it. Together they provide shopping, dining, banking and parking within walking distance of most offices. Gross lettable area: TBC.
Claremont Central. Claremont Central is a landmark mixed use building directly opposite Cavendish Square, on the corner of Main and Bowwood Roads. It combines office floors with ground floor retail and offers strong visibility and easy access to public transport.
200 on Main. This A grade building at 200 Main Road recently completed a renovation. Available units include a third floor suite with a 12 seater boardroom, two enclosed offices and an open plan team area. It attracts corporate tenants who want modern finishes on the main road.
91 on Main. This A grade building at 91 Main Road offers floors of roughly 467 m², with air conditioning, security and direct access to parking. It suits mid sized teams that want convenient vehicle access.
The Terraces. Located at 25 Protea Road, The Terraces sits at the top of the Claremont market. Landlords grade it A+ and quote the highest rentals in the node. Floors include open plan space, private boardrooms and kitchenettes.
Sunclare Building. At 13 Protea Road, Sunclare Building offers A grade space in both single suites and full floors. Some floors face north. Landlords sign three year leases, and suites range from small units of about 59 m² to floors of more than 230 m².
Heritage House and 14 Dreyer Street. These two buildings on Dreyer Street offer A grade space in a quieter street within walking distance of Main Road. Heritage House is a standalone, multi tenanted building with bus, train and taxi services nearby. Number 14 offers floors of about 609 m² for larger occupiers.
Brookside Office Park. Brookside sits at 11 Imam Haron Road and offers smaller suites of about 165 m², a communal courtyard and secure parking. Its lower rentals attract smaller businesses and professional practices.
Claremont offers a daily convenience that few Cape Town office nodes match. Staff can reach restaurants, coffee shops, banks, medical practices and personal services on foot, and Cavendish Square covers most retail needs. The residential suburbs nearby supply a large local workforce, and the train, taxi and bus connections widen the recruitment area. Professional services, finance, medical and corporate occupiers dominate the tenant mix, alongside retail and food operators on the ground floors. These tenants value the Southern Suburbs address, the proximity to their clients and the shorter commute for staff who live nearby.
